The Algarve dominates the demand and supply of holiday homes in Portugal, concludes a study carried out by the OLX portal.
64,5% of contacts made to advertisements on the platform (search) and 60,7% of advertisements published (offer) refer to properties in that region
The most popular cities this year for renting a holiday home in the district of Faro are Vila Real de Santo António (25%), Portimão (20%), Albufeira (16%), Silves (10%) and Loulé (10%).
Besides Faro, Setúbal (7,6%), Leiria (7%), Braga (4,2%) and Porto (2,9%) close the top 5 of the most sought after districts for renting a holiday home. However, comparing the aforementioned periods of 2018 and 2019, only Faro, Braga and Porto had a growth in this indicator.
Between January and May 2018, 5381 ads were published in this category of holiday homes, while in the same period of 2019, 5908 were published (+8,9%).
Regarding the distribution of the offer by region, Setúbal (7,7%), Leiria (7,1%), Lisbon (6,6%) and Porto (4,1%) appear right after the Algarve which, as mentioned above , also leads this index.
The biggest increases in the average price per week, comparing the aforementioned period of 2018 and 2019, were registered in Santarém (41%), Beja (8%), Setúbal (7%), Faro (3%) and Leiria (1%). The districts with the greatest decrease in this indicator were Coimbra (-16%) and Porto (-9%).
On the other hand, analyzing only 2019, Santarém (764 euros), Viana do Castelo (681 euros) and Braga (626 euros) have the highest average prices per week, while Coimbra (285 euros) and Leiria (381 euros) have the highest lower prices.
«At a time when many Portuguese, and not only, are starting the long-awaited holiday periods, we considered it important to reveal to the market some objective indicators that help to understand the preferences of our users with regard to the rental of holiday homes. Even knowing that until July there will still be some demand, it is not difficult to see that the South of the country continues to dominate in this category and that there are some pleasant surprises», analyzes Andreia Pacheco, brand manager of OLX in Portugal.
