House prices rose in the first quarter, Algarve is the second most expensive region in the country

Lisbon, Faro and Madeira are the most expensive districts and Guarda, Portalegre and Castelo Branco are the cheapest

The average sale price of homes rose 7,2% in the first quarter of the year, compared to the same period last year. Lisbon, Faro and Madeira are the three most expensive districts in the country. 

The first quarter of the year recorded an average announced sale price of 376.372 euros, which represents a growth of 2,1% compared to the last quarter of 2021, when the value was 368.776 euros, advances the Imovirtual barometer. Compared to the first quarter of last year, when the average property price was 351.192 euros, the increase is 7,2%.

Lisbon (590.821 euros), Faro (514.291€), Autonomous Region of Madeira (398.069€) and Porto (342.704€) are the most expensive regions to buy a house in the first quarter of the year. The cheapest were Guarda (€111.790), Portalegre (€125.041) and Castelo Branco (€128.792).

The value of rents remained stable (+1,5%) in the first quarter of 2022, standing at 1.049 euros, compared to the fourth quarter of 2021, when the average rent announced was 1.034 euros. Compared to the first quarter of 2021 (€994), rents are up 5,5%, equivalent to an additional €55.

During the first three months of the year, Lisbon (€1.308), Porto (€1.039), Madeira (€975), Faro (864€) and Setúbal (837€) were the most expensive districts to rent a house. On the other hand, the cheapest are Portalegre (€369), Castelo Branco (€413) and Bragança (€419).
