New homes at controlled costs Faro will be ready in December

46 of the 90 new homes for sale at controlled costs in the Lejana de Baixo area, in Faro, will be ready to move in in December, while the remaining 44 will be ready by April of next year. 

The revelation was made by Rogério Bacalhau, president of the Chamber of Faro, this Tuesday, June 21st, during the visit to the housing block which is already more advanced and which will be ready to live in later this year.

“This is a private investment. The land belonged to the Municipality and we sold it at public auction. The two were sold for 1,2 million euros, with the aim of carrying out construction at controlled costs, because, if we had put them on the normal market, they would probably be worth four times more», explained the mayor from Faro to journalists .

Next to Estrada da Nossa Senhora da Saúde and Rua Capitães de Abril, 90 apartments will be born, of types T1 (18), T2 (38) and T3 (34), with garage, balcony, fully equipped kitchen and values ​​between 104.750 and the 216.250 euros.

«The cost is lower because the objective is to have costs under control. The company that bought it knew that and had to carry out the project under these conditions, which had to be approved by the IHRU, because it has a set of pre-defined characteristics», added the mayor, reinforcing that the tender to define the owners will be held in next Wednesday, June 28, at 15 pm, at Teatro das Figuras, and open to the entire community.

Young people up to the age of 35 will be those with the best chance of securing a home, as they will have a 60% share of all dwellings. The other two contingents, with 20% of the apartments each, are the disabled and the general contingent, which includes the rest of the population.

Despite being an important building for the Municipality, the mayor admits that it is far from fulfilling current needs.

«We have 90 dwellings and 734 applications and, therefore, these numbers say that there will be much more needs», reinforced Rogério Bacalhau.

According to the mayor, the local housing strategy has entered into a protocol with the IHRU (Institute for Housing and Urban Rehabilitation) to finance, in the future, «a subdivision in Estoi, for over 275 units with controlled costs», another «in Braciais, with over 70 cost-controlled dwellings and 132 dwellings for social housing, which will be built by the Municipality and owned by the Municipality», among others.

«Probably more than 1000 homes will be built in the next five years. With the projects that we have in approval and approved in the Municipality, with the projects that we ourselves are going to promote, I am convinced that at least a thousand more dwellings will be built», revealed the mayor.

But for the housing problem to be solved, Rogério Bacalhau argues that it is necessary to «place more land for controlled costs in the market and increase the urban perimeters to have land for construction».

The mayor does not believe, however, that the difficulties will be overcome in the next ten years.

«It is necessary to build a lot in the next ten years to, in some way, respond to the needs of the municipality. The senses show that Faro, in the last two years, there have been more than 1000 dwellings and in the last five years we have increased 10% of the population (6000 people). Therefore, these houses did not respond to the needs of the population», he also stressed, on the sidelines of the visit to the new houses, built by the company Ferreira Build Power, which has been dedicated to the construction of this type of housing.

According to João Moreira, administrator of Ferreira Build Power, the company is studying the possibility of Faro «one or two developments of the same size» and is still present with this type of project in Loulé, Portimão and, soon, in Vila Real de Santo António.

«Our interest is to find municipalities that are interested in promoting this type of project so that we can build more for the middle class, something that has not happened in recent years», he concludes.
