Faro will choose the owners of 90 houses at controlled costs

Apartments should be ready by the end of 2023

In all, there will be 90 houses, most for the youngest, but without forgetting the general population, and with a lot destined for the disabled. Applications for housing units at controlled costs that are already being built in the Lejana de Baixo area, in Faro, will open on the 1st of November and can be made until the 31st of December.

The apartments, which are being built by Grupo Ferreira, should be ready by the end of 2023.

It was precisely with those who might want to apply that the Casa Nova space was inaugurated, on Rua Lethes, in downtown Algarve, in a joint initiative between the construction company and the Municipality of Faro.

At this location, which has been in operation since Friday, October 7th, interested parties will be able to obtain all the necessary information about the fires in the competition and help to apply.

The competition will include 90 apartments, spread over two lots, with typologies T1 (18 apartments), T2 (38 apartments) and T3 (34 apartments).

All apartments “will have balconies and garage parking” and the dimensions are stipulated by the Institute for Housing and Urban Rehabilitation (IHRU), assured João Moreira, administrator of the Ferreira group. Prices range between 104.750 and 216.250 euros.

The same official assured that the project complies with «strict standards» of energy efficiency and environmental certification and will even have an organic vegetable garden.

Anyone who wants to apply must fulfill certain prerequisites, from the outset being a resident of Faro for at least two years or have lived in this county for 5 years out of the last ten.

Other criteria include the absence of debts to the State, not being the owner of another property and, of course, being over 18 years old.

There is also a maximum per capita income limit for those who want to qualify to buy one of these houses.

However, the financial condition will not be a differentiating criterion when assigning the houses.

«The allocation of dwellings will be made through a competition, to which all the people who see their application approved will be subject», explained Rogério Bacalhau, president of the Chamber of Deputies. Faro.

Still, there will be different “packages” of candidates. Young people up to the age of 35 will be the ones with the best chance of securing a home, as they will have a share of 60% of the total number of dwellings destined for them. The other two contingents, with 20% of the apartments each, are the disabled and the general contingent, which includes the rest of the population.

The final draw will run until March 2023 and will determine not only the 90 winners, but as many substitutes.

This, of course, if the expectations of the Chamber are confirmed, which counts on having «several hundred candidacies».

As for the price of houses, it is well below the market and respects the rules for this type of housing, which are well defined.

«On average, the value of the dwellings is in the order of 2 thousand euros per square meter. This is tabulated, it is not the Chamber or the promoter that define these values. These are values ​​defined by the IHRU, which says exactly the value at which each home must be marketed», explained Rogério Bacalhau.
